Unique Home Inspections — Visual, non-invasive inspections aligned with CREIA’s Standards of Practice.
Purpose & StandardsOur inspections are intended to provide an independent, unbiased, visual assessment of accessible systems and components of the property at the time of inspection. Unless otherwise specified in writing, we follow the California Real Estate Inspection Association (CREIA) Standards of Practice.
Scope of Inspection- Visual and non-invasive; we do not dismantle systems or perform destructive testing.
- Represents conditions at the time of inspection only; conditions can change due to occupancy, weather, or time.
- Not a building code, permit, or regulatory compliance inspection; not an engineering or architectural evaluation.
- We do not determine remaining life expectancy of systems; observations may indicate need for further evaluation by specialists.
- Areas concealed by finishes, insulation, stored items, vegetation, or inaccessible spaces are excluded.
- Utilities should be on; inoperative utilities may limit inspection of related components.
- Weather and seasonal factors may limit evaluation (e.g., roofs during heavy rain, AC in low temperatures).
- We do not inspect low-voltage systems, alarms, intercoms, water softeners, solar systems, EV chargers, or landscape irrigation unless specifically included.
- Detached structures, outbuildings, and accessory units are excluded unless added to the order.
Mold sampling, if requested, is a snapshot of airborne or surface conditions at specific locations and times. Results are influenced by occupant activities and environmental factors. Sampling does not identify concealed growth or sources without invasive investigation. We do not provide medical advice; consult qualified professionals as needed.
Pool & SpaPool/spa evaluations, when ordered, are limited to accessible, visible components and normal operating controls present at the time of inspection. Leak detection, pressure testing, and water quality analysis are excluded unless specifically added.
Specialized ServicesServices such as sewer line camera inspections, chimney interior scans, structural engineering evaluations, or pest inspections are not included unless explicitly scheduled as add-ons or coordinated with licensed specialists.
Client Responsibilities- Ensure safe access to the property and all areas (including attic, crawlspace, garage, and yard).
- Review the full written report promptly and ask questions before contingency deadlines.
- Obtain further evaluation and cost estimates from qualified contractors for noted deficiencies.
- Schedule re-inspections as needed to verify completed repairs; additional fees may apply.
Reports are intended for the client named on the agreement and their professional advisors (e.g., agent, attorney). We may share the report with parties you authorize in writing. Unauthorized alteration or distribution is prohibited.
Fees, Cancellations & Delays- Fees are based on property type, size, age, and requested services. Payment is due prior to the start of the inspection.
- Late cancellations or inability to access the property at the scheduled time may incur fees.
- Start times and durations are estimates and may change due to site conditions; we will communicate promptly.
- Report turnaround time is typically 24–48 hours.
The inspection and report are not a warranty, guarantee, or insurance policy. To the maximum extent permitted by law, we are not liable for indirect, incidental, special, or consequential damages. Your sole remedies are those stated in your inspection agreement and applicable law.
